NYC's Priciest Listing Is This $120M Three-Townhouse Combo

There's a new most expensive listing in town. At $120 million, a collection of three adjacent Upper East Side townhouses that announced their imminent arrival over the weekend have taken—nay, stolen—the title of New York City's Priciest Listing from the perennially for-sale $100 million City Spire penthouse. The townhouses even beat out the Ritz-Carlton's $118.5 million three-penthouse combo, which has taken a graceful bow and left the market. According to the new listing, the three townhouses at 12-16 East 62nd Street can be combined to create a 30,000-square-foot embassy, club, retail space, or "palatial single-family mansion" that would best in size even Carlos Slim's 20,000-square-foot Fifth Avenue stunner.


The three townhouses between Fifth and Madison avenues were built in 1879 as a part of a row of eight by Breen & Nason, Architects, and underwent a thorough restoration in 2011 led by Joseph Pell Lombardi (yup, the same guy who wants to take down some of Soho's iconic fire escapes, but that's another story). Together the homes have 23 fireplaces, 11 terraces, and two roof decks, and are currently divided into 13 rentals that can be delivered vacant.

The seller behind the assemblage, believed to be a connection of the Safra banking dynasty, has also listed the townhouse at No. 18 for $35 million. Although it neighbors the three townhouses, No. 18's layout is incompatible with its neighbors and cannot be combined with the three townhouses, which share a cornice line and ceiling heights. That doesn't mean, though, that the $35 million townhouse wouldn't make a great guest house should someone choose to purchase all four and convert the $120 million assemblage into said single-family mansion.


The listing comes with only a few views of the townhouses' exterior space and their floorplans, seen above, but a little digging into past listings in the buildings turned back some interior pictures.
