It's taken awhile, but the five-tower Riverside Center megaproject is finally becoming a reality, and the first building to wrap up will be the SLCE-designed 21 West End Avenue. The 43-story tower will bring 616 new rental apartments to the neighborhood west of Lincoln Square. Of those, 127 will be reserved for families making $20,743 to $50,100 per year, and West Side Rag reports that applications are now being accepted. Rents for studios start at $565 per month, one-bedrooms at $607, two-bedrooms at $735, and three-bedrooms at $835. Market rate apartments in the building will start at $3,700 for a studio.
The bulk of the apartments are one-bedrooms (63) and studios (36). There are 23 two-bedrooms, and just five three-bedrooms. Residents of Community Board 7 will be given preference for half of all the spots. The rent and income requirements vary depending on the size of the family.
The building will have 30,000 square feet of amenities, for which there will be an extra fee. They include a 60-foot pool, fitness center with a yoga room, several lounges, and an outdoor terrace.
Applications for the affordable units are due November 12, 2015. Construction topped out in May, and the building should be ready for occupancy by spring 2016.
