Prospect Lefferts Gardens isn’t a neighborhood that’s known for its tall towers, which is why the rental building at 626 Flatbush Avenue—officially dubbed The Parkline—was such a hotly contested development from neighborhood residents. The project was initially stymied by legal troubles and community opposition before finally getting the go-ahead last year.
The hoopla over the building stemmed from its height—the tower stands 23 stories tall, dawrfing the generally low-rise houses and buildings that are found throughout the neighborhood. But that does mean that residents get a pretty unusual perk: views of Brooklyn (especially Prospect Park) and the Manhattan skyline that are unlike ones you’ll find in pretty much any other development. But lovely Prospect Park views do come at a price: Rentals in the building start at about $2,000 for a studio, and go up to about $3,884 for a three-bedroom (and the developer, Hudson Companies, is offering concessions—namely, two months of rent for free, which is something). Leasing began over the summer, and about half of its apartments have already been rented.
In addition to those views, residents also have access to a slate of high-end amenities, including an attended lobby, parking, bike and stroller storage, a gym, pet-grooming room, playroom, and viewing room. There’s also what the developers have dubbed the "Sky Kitchen," a penthouse-level private dining space where residents can throw events. The building’s ground floor will soon be home to an outpost of Fort Greene’s popular Greenlight Bookstore, as well as a new Maple Street School.
