Tribeca's Cortlandt Alley is one of the city's most unusual streets: sandwiched between Canal and Franklin Streets, the three-block stretch still has that gritty, slightly industrial feel that you'd expect from a Lower Manhattan block back in the day. But that may be about to change: The narrow thoroughfare is about to get its first luxury condo, a collaboration from Imperial Development Group and Megalith Capital Management.
The development, known as Six Cortlandt Alley, is located in a rather historic building: It was built in 1852 and once served as a corset factory, as well as a showroom for John Henry Belter, one of the premier furniture-makers of the late 19th century. It's part of the Tribeca Historic District, but the revamp (undertaken by TRA Studio) received Landmarks Preservation Commission Approval in 2014, and here we are. The interior has been completely transformed, with each boutique condo outfitted with high-end finishes, fireplaces, reclaimed wood, and the like.
And when we say boutique, we really mean it: the development will have just five pricey units, and the first one to hit the market is a more than 3,500-square-foot four-bedroom unit asking $6.995 million. There will also be two penthouses, including one with a glass duplex that was part of the LPC-approved additions to the existing structure. The usual fancy amenities (fitness center, private storage, lounge) will also be part of the revamped structure.
