The New York City Housing Authority (NYCHA) has filed plans to bring a 160-unit apartment building to Chelsea, The Real Deal reports, though it’s not exactly clear if this project is part of the agency’s NextGen Neighborhoods program — to bring mixed-income housing to underutilized NYCHA sites to generate revenue for the agency.
The new 18-story building will be located at 401 West 18th Street which is part of the Robert Fulton Houses complex that stretches from West 16th to West 19th Streets. It’s not exactly clear if this new building will just be an addition to the 11-building housing complex or whether it will be a 50/50-style development. The agency had already announced plans to convert what they call underutilized spaces like parking lots and playgrounds into mixed-income housing, partnering with private developers on the projects.
The agency had revealed in January this year that they were considering between 30-40 NYCHA sites across the city for this initiative with about 2-4 sites being developed each year over the next 10 years. This is expected to fetch the financially beleaguered agency between $300 million and $600 million to carry out much needed repairs on existing buildings and to plan for the future. The "infill" program has already kicked off at the Holmes Towers on the Upper East Side and the Wyckoff Gardens development in Boerum Hill.
The building in Chelsea will span 122,955 square feet and have a 4,500 square foot community facility, a recreational space on the roof, and parking for 92 bicycles.
