Brooklyn Heights Carriage House Is a Lovely Little $4.5M Fixer Upper

New, 9 comments

The 19th-century home needs some work to become truly great

Let's be honest: This listing, for a 19th-century carriage house in Brooklyn Heights, isn't going to be for everyone. For one thing, the brokerbabble touts it as a "rare opportunity to create a fully customized, 25'-wide mansion"—meaning it's probably going to need a lot of work to become a true house. It's currently configured as mixed-use, with ground-floor office space and a one-bedroom apartment on the upper level.

But for buyers who like a challenge, or for those who might be swayed by the unbeatable combination of location (on Hicks Street, surrounded by trees and other vintage homes) and period details, well, this is a pretty sweet deal. It has more than 5,000 square feet of buildable space, along with the ability to create a roof deck. The vintage details here are also over the top, with much of the original woodwork in place and an exterior that practically screams charm.

The asking price is $4.5 million, which isn't exactly cheap, but considering the prices for fully renovated Brooklyn Heights home, the right buyer could consider it an investment. (The rest of us can just dream.)
