The affordable housing lottery for ten brand spankin’ new condos on Central Park’s northwest corner is now open (h/t 6sqft). The below market rate condos at Circa Central Park, at 2040 Frederick Douglass Boulevard on the border of the Upper West Side and Harlem, range from studios to two-bedrooms.
In the lottery, two studios are up for grabs with an estimated price between $225,294 and $232,874, three one-bedrooms are asking $276, 248, and five two-bedrooms are available for an estimated price of $364,260 and $381,105. As with all housing lotteries, strict income brackets apply for entrants. The Housing Partnership application provides a handy graph detailing how the lottery breaks down. The lottery closes on July 26.
Sales of market rate apartments in the building launched in early April. Of the 21 active sales listed on StreetEasy, 13 condos are in contract. Per a representative for the building, Circa has set a record for price per square foot for contracts signed from 86th to 125th streets from Central Park West to Riverside Drive. StreetEasy lists the building’s average price per square foot for for-sale apartments as $2,228. The average price per square foot of in-contract apartments is slightly lower at $2,132.
