Welcome back to The Six Digit Club, in which we take a look at a newish-to-market listing priced under $1 million, because nice things sometimes come in small packages. Send nominations to the tipline.
This Lenox Hill co-op isn’t huge—it’s listed at 625 square feet—but is likely to attract potential buyers given the unique wood detailing and its fairly reasonable price tag of just $515,000.
The one-bedroom apartment is located at 150 East 61st Street, an Upper East Side co-op with a 24-hour doorman. The 131-unit building is post-war, but at some point an owner added lots of woodwork to give this pad a decidedly pre-war vibe. A foyer leads to an impressive wood-framed entryway into the living and dining area. The listing calls the living space "parlor-like" due to all the custom woodwork covering the walls. Wood floors mean a buyer will have a lot of the material to work with here.
The long, somewhat narrow living room opens up directly in the master bedroom, which lacks any wood detailing of its own. A narrow, compact galley kitchen—which looks like it may need some upgrading—is situated on the other side of the apartment, opposite the bedroom. One major perk of this unit is all the closet space: there are a grand total of five directly surrounding the entry foyer. The bedroom, however, looks like it lacks closets and has a built-in wardrobe instead.
The maintenance comes in at $1,402/month. Besides the 24-hour doorman, the building boasts a live-in super, in-house garage, bike room, central laundry and storage space.
