Chelsea will get a new 24-story Passive House rental

This will be Manhattan’s second tallest building built to passive house standards

Work is now underway on what will eventually be Chelsea’s tallest building built to passive house standards. Bernstein Real Estate is the developer behind this project, which is located at 211 West 29th Street, between Seventh and Eighth Avenues.

Bernstein submitted plans for the project back in April 2016. Plans varied slightly at that time; Bernstein initially wanted to build a 19-story rental with 42 apartments. Now, the developer is going for a 24-story building with 55 apartments.

ZH Architects designed this building, which will offer up apartments in studios through three-bedroom variants. Pricing hasn’t been revealed yet, but pre-leasing is scheduled to get underway about a year from now.

Bernstein held a groundbreaking ceremony for the project this past June (incidentally this will also be the developer’s first ground-up project), and construction on the rental is supposed to wrap by the end of 2018.

When complete, this rental will be Manhattan’s second-tallest building built to passive house standards after Cornell Tech’s residential building on Roosevelt Island. Outside of Manhattan, a former public school is being transformed into the city’s largest passive house, and it will be fully affordable.
