Sales have officially launched at 211 Schermerhorn, one of the few non-monoliths going up amid the many new towers of Downtown Brooklyn. The Morris Adjmi Architects-designed condo—constructed on “an intimate scale of fourteen stories”—offers 48 apartments, with just three or four units per floor.

The units themselves are a mix of one-, two-, and three-bedrooms, starting at $955,000. They come with nine-foot ceilings, matte oil-finished oak floors, premium kitchens (large islands, marble countertops, brand-name appliances), and luxuriously neutral master baths.

The building also features a trio of penthouses on the upper floors, which sound somewhat like the rest of the units, only with 10-foot ceilings and outdoor terraces. As for amenities: the place features the usual roster, including a fitness center, game room, resident lounge, and children’s playroom, but the piece d’resistance is the shared rooftop garden, which is equipped with an outdoor kitchen, dining area, and south-facing views.

According to listings on the official site, there are eight units currently up for grabs. A 750-square-foot one-bedroom, one-bath abode on the 7th floor is listed for $965,000, while a 1,820 three-bedroom, three-bath apartment on the 12th is asking $2.65 million.
