Less than five months after selling her Tribeca condo, Real Housewives of New York star and wannabe lifestyle guru Bethenny Frankel is selling another piece of her NYC real estate. Frankel’s Soho apartment, which she purchased in 2014 for $4.2 million, is officially back on the market, with a price tag of $5.25 million.

People has the scoop on why Frankel is parting with the two-bedroom apartment—basically, she wants a bigger place for herself and daughter Bryn (and her dog Cookie, who makes an appearance in one of the listings photos). She purchased the condo while going through a divorce, and now, she’s ready to move on. “It was a time when I needed to get some stability for Bryn and myself and I needed a home for us,” she told People. “Our Soho apartment is an amazing place, but I’d like a bigger place now for both of us.”

According to Frankel, she spiffed up the space—giving the kitchen a sleek makeover, replacing dark wood accents with airy white ones, adding pops of color—in order to “make it even nicer—and more valuable.” She’s once again partnering with high-kicking celeb broker Fredrik Eklund, who helped her sell her apartment in Tribeca’s 195 Hudson Street in just one day.

The loft itself, located within one of Soho’s historic cast-iron buildings, has plenty of nice features, including an enormous living room with a wood-burning fireplace, two large bedrooms, smart home technology (including Crestron touch panels and a Sonos system), an enviably large walk-in closet, and a marble-clad spa-like bathroom.

And as for Frankel, she’s apparently looking to stay downtown. “I adopt these properties, and give them some love,” she told People. “I never bought the apartment with the intention of living there permanently. I added value and now I’ll find another place to do the same thing to.”
