Lenny Kravitz-designed Nolita condo will launch sales this month

The 38 apartments of 75 Kenmare will ask about $3.7M on average

Nolita’s parking garage-turned-luxury condo has gotten the all-clear to launch sales, as the Attorney General has approved its offering plan. The approval comes with a little bit of new insight into 75 Kenmare, the Nolita condo with interiors by Renaissance Man Lenny Kravitz. According to documents on file with the AG, the condo will seek a total sellout of $140,610,000 for its 38 apartments and 16 storage units, meaning condos in the building will have an average price tag of about $3.7 million.

When the building’s teaser site launched back in April, the condo was poised to have just 35 apartments. Although that number’s increased slightly, apartments are still poised to ask between $1.7 million and $12 million, and range from one- to four-bedrooms.

Here’s what else we know about the condo, which to this day has but one rendering: Sales are expected to launch in late February, and the building’s exterior will be designed by Andre Kikoski Architect. Kravitz Design, helmed by the one and only, will appoint the interiors, drawing inspiration from “the eccentric Downtown vibe” Kravitz says. That’ll manifest in “elegant materials, such as unique natural stones, bonded metal and aged oak,” inviting comparisons to its Kenmare Street neighbor, Tadao Ando’s 152 Elizabeth Street.

The parking garage that’s giving way to the condo was purchased by DHA Capital for $50 million back in 2015. The developer began drumming up interest in the project the following February, when it let Kanye West throw a Fashion Week party in the building.
