Lovely Greenwich Village studio with huge private garden wants $995K

Welcome back to The Six-Digit Club, in which we take a look at a newish-to-market listing priced under $1 million, because nice things sometimes come in small packages. Send nominations to the tipline.

We’re not sure who will appreciate this lovely Greenwich Village co-op more: bibliophiles, or those who want their own little slice of a backyard in the Village. (Surely there’s overlap between those two groups.)

In any case, it’s a stunning little place—and we do mean little, since it’s a studio whose garden is probably bigger than the apartment itself. But thanks to some clever design tricks, it feels like a bigger space: There’s a wonderful built-in shelving system that makes storing a mini-library pretty easy, and the kitchen has been redesigned (with more modern cabinetry and appliances to boot) to maximize space.

The backyard itself also has a whole secret garden vibe to it (which the brokerbabble plays up, calling it “a truly ethereal sanctuary”), with a small seating area, outdoor heaters, and even a storage shed. The whole thing can be yours for $995,000—a lot for a studio, but that garden probably adds quite a bit to the asking price—with a $1,046 maintenance fee.

The building itself also has some celebrity cachet: Julia Roberts bought a penthouse there in 2010, though she ended up selling the place for $5.3 million in 2015.
