Rockaway will get its first big apartment building since Hurricane Sandy

The building on Beach 116th Street will bring 90 apartments to the area

Rockaway goes largely untouched by the apartment building boom of larger New York, but developer The Marcal Group has decided to change that. The developer is bringing a 90-condo building to 147 Beach 116th Street, a project it began pursuing in earnest back in November 2016.

Marketing materials say the condo, officially named One Sixteen, is the first large-scale residential development in the neighborhood since Hurricane Sandy. For the New York Post, who featured the project, that means it must be for hipsters. To be fair, the development is pretty amenity-laden compared to what the Rockaway community is used to, with a gym, doorman, lounge, and a roof deck with ocean views.

The apartments, most of which will have private outdoor space, will range from one- to three-bedrooms with asking prices expected to start around $300,000. Architect Fischer + Makooi is working on the exterior while interiors are being handled by Jalbert Architects. Interior details are sparse, but the building’s website says apartments will come with a washer and dryer, have stainless steel appliances and brushed nickle finishes in the kitchen, and feature marble tile in the bathrooms.

Construction is already underway on the building, rising on the old site of The Beach Club and an adjacent parking lot. Sales are expected to begin by the end of the year.
