Billed as the “most sophisticated new construction townhouse” in Carroll Gardens, 181 President Street has finally gotten its first public listing. The 35-foot-wide brick townhouse has been hosting previews since early 2016, when the property was tentatively priced at $9 million, but it’s now available to the public through Halstead at a price of $9.95 million.
The townhouse comes with all the bells and whistles in a neighborhood where new construction, especially in single-family house form, is rare. The amenities include, in order of least to most over-the-top: a landscaped roof deck, a basement viewing room, a wine cellar, a library/bedroom with a wet bar, a large terrace with an outdoor kitchen off the great room, an elevator, a sauna, a home gym large enough to accommodate a small apartment building, and a two-car garage with a Tesla charging station.

Designed by Workshop DA, the townhouse is done up in brick and walnut with steel-framed windows. That contemporary take extends inside, where a steel staircase partially enclosed by decorative walnut shelving runs up the front of the house. The second floor living area is sided by a glass wall that can open onto a 30-foot deep terrace with a full outdoor kitchen, walnut pergola, and built-in seating.
The townhouse has five bedrooms in all, two of which have en suite bathrooms including the master suite. One of the bedrooms—or a potential library—has been kitted out with a wet bar. The roof deck has been finished with bluestone tiles, ipe fencing, built-in speakers, lighting, and landscaping.
