Welcome back to The Six-Digit Club, in which we take a look at a newish-to-market listing priced under $1 million, because nice things sometimes come in small packages. Send nominations to the tipline.
You don’t have to travel too far outside the city to find swell little seaside cottages—in fact, you don’t have to travel outside the five boroughs at all. City Island is chock-full of charming homes that look like they wouldn’t be out of place in Cape Cod, including this two-bedroom cottage, which is on the market for $399,000.
You can’t exactly call this a tiny house: according to the listing, the unit measures more than 1,200 square feet, and has two bedrooms, an eat-in kitchen, and an airy, open floor plan. The last time it was updated was 2005, so some parts of the house could use more of a modern touch, but it does have central air and lots of windows (and skylights!).

The house also has a small front yard, as well as a tiny deck off of one of the bedrooms; it’s also just a short walk from both City Island Avenue, the main drag, as well as the waterfront facing the Long Island Sound. All that for under $500,000? Not a bad deal.
