Inside Annabelle Selldorf's design-forward East Village condo

The zinc-clad condo building is just a few weeks from wrapping construction

In just a few weeks, construction will wrap on the Annabelle Selldorf-designed condo building at 347 Bowery. Already, a few residents have moved in; as construction workers were putting the finishing touches on the building, Curbed had a chance to tour the model home of this 13-story building.

This zinc-clad building on the corner of East 3rd Street and Bowery has been so buzzed about since its announcement a few years ago, that the triplex penthouse went into contract just five days after it came on the market. The penthouse, asking $17 million, eventually sold for $16.2 million, easily smashing the record for the most expensive condo sold on the Bowery.

Since that time, another condo here has sold for $6.15 million. The 13-story building is comprised of just five apartments, and aside from the triplex penthouse, all the apartments here are duplexes with three bedrooms and three bathrooms each. The model home we toured took up the seventh and eighth floors of the building, and despite the seemingly low elevation at this level, the condo offered up lovely views of the Lower Manhattan skyline.

The lower level of the apartment opens into a foyer, which then leads to the double height dining room where the ceiling measures nearly 20 feet. The dining room in the model home is currently set up with a large mirror installation on one wall, and a sculptural light fixture above.

The living room and kitchen are just beyond the dining space, and the former has access to a wrap around balcony, in fact every single apartment in the building has access to outdoor space.

The kitchens at 347 Bowery feature a host of swanky appliances, as one might expect from a condo building where apartments start from $6.5 million. These appliances include a Sub-Zero wine cooler, a Miele steam oven, and a Miele stainless steel refrigerator, among others.

But what really stands out more than the appliance package here are the built-in design elements. For instance, two hidden panels on either side of the sink can be opened up to pull out white oak doors that completely conceal the sink; ideal for when you’re hosting parties and have a bunch of dishes to take care of, Leonard Steinberg, from Compass, who was leading the tour, told Curbed.

The master suite here is up a flight of stairs on a hand-crafted plaster and white oak stairway, and the suite is separated from the other bedroom on the second level by a glass and steel-railed catwalk bridge. The spacious master bedroom also comes with its own terrace, and the in-suite, windowed master bath comes fitted with a honed lilac marble slab floor and walls (with bookmatched marble). Where the model home is concerned, the second bedroom is located across from the master suite, and the third bedroom, located on the lower level has currently been setup as a study/TV room.

Some of the other standout features in the apartment include the large windows with hidden shade pockets; the white oak flooring; keyed elevator entrance; and a washer & dryer in-unit, which has been fitted in every condo at 347 Bowery. Many of the walls inside the model home have been left bare, and as Steinberg pointed out, they’ve been left that way to indicate to potential buyers that apartments at 347 Bowery are ideal for displaying artwork.

Once complete, the building will also feature a landscaped terrace on the third floor, that all of the apartments look out on to, and a garden at the entrance of the building. The first two floors of the building will feature retail; the space has already been leased, but the developer, Urban Muse, hasn’t yet released details about what that will be. Steinberg did mention that the second floor here will feature some type of creative office space. Steinberg also offered some insight into the use of zinc on the facade: rainwater runoff from this surface will be better for the plants in the third floor garden.

Three condos here haven’t sold yet but at present only the model home is on the market, and it’s asking $7.75 million. Seeing how quickly the the first two listings sold, it might not be very long for the others to follow suit.
