What/Where: 1BR/1BA co-op off Gramercy Park

Square Footage: n/a

Taxes/Common Charges: $1,264

This Gramercy Park one-bedroom doesn’t have too much going for it in the interior amenities department, but it comes with one huge benefit: a key to the lauded, and ferociously guarded, Gramercy Park.

With one of the city’s best private parks as outdoor space, in addition to a shared rooftop, this petite co-op is all the more interesting. The apartment’s been renovated to include an open kitchen with quartz countertops and stainless steel appliances, but still feels prewar thanks to its parquet floors and casement windows. The bedroom is not too spacious at 13’7” by 8’4”, but a walk-in closet provides a decent amount of storage.

A small coat closet and the apartment’s single bathroom are found off the entrance. The bathroom’s been updated with subway tiles and a glass-enclosed shower. The old building doesn’t have central air, but the owner’s added new Friedrich window A/C units, as well custom window dressings to help block out sun and heat.

So, how much do you think the one-bedroom co-op (with park key!) is asking? Leave your guess in the comments.
