Bobby Flay’s Chelsea Mercantile duplex is now on the market for $6.5 million.

The celebrity chef first listed his 3,256-square-foot digs in October 2015 following a split with now ex-wife actress Stephanie March of Law & Order fame. Just shy of two years later, the apartment’s on the market sporting its lowest asking price to date, slightly less than the $6.95 million it was most recently listed for.

Triplemint broker Tyler Whitman told the New York Post back in July that the place’s ever-fluctuating price tag is to “capture an audience who’s been capping their search at a lower rate to make sure we’re also showing up on their search results.” The apartment is still listed with Triplemint as a $22,500/month rental.

Flay first listed the apartment on the sales market for just shy of $8 million in October 2015. The duplex was created by combining two apartments at The Chelsea Mercantile and comes with interiors designed by MG & Company, who Flay teamed up with on a few of his restaurants.

The apartment, of course, comes with a top-notch kitchen, as well as a lounge with a bar, three bedrooms, three bathrooms, and an office.
