A new Greenpoint condo is poised to potentially break a real estate record for the neighborhood. One of the penthouses at 868 Lormier on the Park, a new development facing McCarren Park, is now in contract at the asking price of $4.01 million—which, if it closes, could become the most expensive condo ever sold in Greenpoint.
Unlike its neighbor to the immediate south, Greenpoint has yet to see a proliferation of high-end condos above the price point that’s typically considered “luxury,” i.e. $3 million. According to Jonathan Miller, the president of the real estate appraisal firm Miller Samuel, most pricier condo sales in Greenpoint have been in the mid-$3 million range.
And currently, the priciest condo listed in the neighborhood (on StreetEasy, anyway) is a two-bedroom apartment at 533 Leonard Street, asking $2.875 million.
The 868 Lorimer penthouse is definitely among the swankier properties that have been offered in the neighborhood recently. The 2,322-square-foot apartment is a duplex, with three bedrooms, three bathrooms, an elevator connecting its two floors, and three terraces. (One of ‘em is just off the “master suite” on the duplex’s upper level.) Ryan Serhant of Nest Seekers was the broker on the deal, which apparently happened off-market.
Serhant was also the broker behind a deal that was previously touted as Greenpoint’s priciest—a $2.1 million condo at the Gibraltar, which went into contract asking $1,428/square foot in 2015.
