What/Where: 2BR, 1.5BA co-op in Hell’s Kitchen
Square Footage: 1,200
Taxes/Common Charges: $1,106
There’s a lot going on at this two-story Hell’s Kitchen co-op, but let’s skip right to the good stuff: it has a rear patio that most New Yorkers only dream of. The 500-square-foot-plus patio has been recently buffed up with a new wood privacy wall and pavers, and comes with charming built-in brick planters and a cherry blossom tree. The apartment’s living area overlooks the patio.
Inside, a small but updated open kitchen comes with a Sub-Zero refrigerator and a KitchenAid range and dishwasher. A built-in dining nook off of the kitchen takes the pressure off of finding space for a dining table. A small bedroom that shares a wall with the living room comes with a lofted sleeping nook and also overlooks the back patio.
The current owners are using the co-op’s subterranean floor as a second bedroom. (Yes, it has a window but it peers into a light well.) A large walk-in closet and bathroom are also on this floor. So, all said, how much do you think this place, a few blocks from the theaters, is asking? Leave your guess in the comments and we’ll reveal the asking price tomorrow.
