There’s no shortage of tiny West Village studios for sale or rent out there, in varying levels of livability—for every well-designed small space, there’s another glorified closet.

So where does this petite studio, asking $495,000, fall on the livability scale? We’d say somewhere solidly in the middle: It’s not exactly huge—there appears to be a twin bed in the listing photos—but it does have some nice things going for it, namely a well-sized kitchen with new appliances (and enough room for a breakfast nook), as well as a decorative fireplace that adds plenty of charm.

It also comes with access to the building’s shared courtyard, which is “fit with a flowing fountain and barbecue,” per the listing. It’s located on Perry Street between Greenwich and Hudson streets—a pretty ideal West Village location—and maintenance comes in $878/month.
