Google announced today that it will create a new 1.7 million square foot campus (“Google Hudson Square”) across three parcels in lower Manhattan, at 315 and 345 Hudson Street, and 550 Washington Street—aka St. John’s Terminal, the development site that has been in limbo for several years.
Plans for St. John’s Terminal have changed several times over the past few years. Oxford Properties Group took over the southern portion of the site from Westbrook Partners and Atlas Capital for $700 million last fall. Initially, this portion of the site would also have seen the construction of a residential development and a hotel, but Oxford decided to pursue an as-of-right office development. Rumors began swirling soon thereafter that Google was eyeing the site for another NYC campus; now, those have been made official. Oxford partnered with COOKFOX on a new design for St. John’s Terminal, which was unveiled last fall.
At 315 Hudson Street, Google will take five floors to create a “collaborative office hub,” according to a press release from Jack Resnick & Sons, the building’s owner. Google will kit the space out with a rooftop garden and a cafe, and the company’s employees will have their own dedicated entrance.
Even though this is the largest project Google has announced in NYC to date, it’s by no means its only real estate move this year. In February, news emerged that the company bought the Chelsea Market building, across the street from its enormous HQ at 111 Eighth Avenue, for $2.4 billion; its plans for the site are still unclear, but it could plop a 300,000-square-foot addition on the historic building. Google also announced earlier this year that it would expand its footprint at Pier 57, taking over the space that was originally intended for the Bourdain Market.
According to a blog post from the company, they’re expecting to start moving into the Hudson Street spaces in 2020, and the new building on Washington Street in 2022. The Wall Street Journal reports that the new campus could allow Google to double the number of employees it has in NYC—from 7,000 to as much as 14,000.
