At a recent Community Board 9 ULURP Committee meeting, local residents expressed opposition to the idea of redeveloping a warehouse in Crown Heights that once served as a spice factory and brewery.
According to Brownstoner, residents were unanimous in their dismay for the proposal, in which developer Continuum seeks to transform the three-acre parcel into a residential development with four buildings that could rise as tall as 37 stories. Eichner and Lincoln Equities Group will pay around $75 million for the site, located between Franklin Avenue and Montgomery Street.
The site would have to be rezoned in order for the taller towers to rise and developers have offered to designate half of the total number of apartments (there will be 1,500 in all) as affordable units. Of those, 300 will be priced at 50 percent of the area median income and would count towards the city’s Mandatory Inclusionary Housing program.
However, community members believe that site rezoning is equivalent to a neighborhood rezoning, making the project a much larger deal than expected.
Per Brownstoner, meeting attendants were bursting with frustration at the lack of information paired with what they felt like was a lack of opportunity for public input, resulting in loud outburst and small arguments.
Ultimately, the fate of the site has yet to be determined and will likely be an arduous process.
