Welcome back to The Six Digit Club, in which we take a look at a newish-to-market listing priced under $1 million, because nice things sometimes come in small packages. Send nominations to the tipline.
This two-bedroom co-op is proof that you can live close to one of New York City’s best green spaces—that would be Prospect Park, which is just a few blocks away—without spending a boatload of money.
This apartment measures 1,150 square feet, according to the listing (with Corcoran’s Laura Rozos), and it’s going for $720,000. (Similarly-sized units in Park Slope are going for upwards of $1 million, for reference.)
It may not have all of the fancy bells and whistles you see in newer developments, but the apartment is plenty spacious—there’s enough room for a foyer, living room, dining alcove, and a separate windowed kitchen.

One of the two bedrooms is on the smaller size, but would work as a nursery or kid’s room (as it’s laid out here); the master is nicely sized, and there’s plenty of closet space throughout. On the downside, there’s only one bathroom in the apartment.
In addition to being close to a short walk to Prospect Park, it also has the benefit of being close to trains—it’s in between the Beverly Rd and Church Ave subway stations.
