New York City’s first soccer stadium may be coming to the South Bronx. YIMBY had the exclusive on a new joint proposal by Related Companies, Somerset Partners, and the New York City Football Club, that’s now under consideration by state authorities.
Aside from the soccer stadium, the development would also have 550 affordable apartments, a 25,000-square-foot medical facility, 150,000 square feet of retail, and an 85,000-square-foot park.
In December 2016, the state announced plans for a Hudson Yards-style megadevelopment located just north of the Willis Avenue Bridge in Mott Haven. At that time, the state also issued a Request for Expressions of Interest (REOI), and the Related-led consortium’s proposal is a response to that. According to YIMBY, the state is leaning toward Related’s proposal, which has Rafael Viñoly Architects attached to design the project.
Much like Hudson Yards, any development at this site, which is a rail yard, will require decking. That will cost $75 million, according to YIMBY, which has pegged the total cost of the project at $700 million.
One of the partners in the soccer stadium project, Somerset, was also behind a seven-building project close to the rail yard that would bring 1,300 new apartments to the neighborhood. Earlier this year, Somerset along with its development partner Chetrit sold the entire development site to Brookfield for $165 million. It’s not yet clear if Brookfield will move forward with Somerset and Chetrit’s plans for the site.
As for the soccer stadium, if it is selected, it would create a 26,000-seat stadium, and the first permanent home for the New York City Football Club. The project has been dubbed Harlem River Yards, according to YIMBY, and if the project moves forward as planned, it would see completion sometime in 2022.
Crain’s noted that the site is under what’s called a General Project Plan, and as a result the state has the option of skipping the city’s public review procedure for the Harlem Rivers Yards development.
