A Hudson Heights church has been demolished to make way for a nine-story rental building, the first new building in this subsection of Washington Heights, in years. The project is being developed by Silverback Development in collaboration with Caerus Group at a cost of $47 million.
The rental will have a total of 100 apartments, of which 30 will be affordable units for middle-income New Yorkers. The apartments here will come in studio through two-bedroom variants. There are also plans for a suite of amenities, but they haven’t yet been announced; and there will be parking for 21 cars.
The project came about after the Caerus Group purchased this 15,000-square-foot corner site, at Wadsworth Avenue and West 184th Street, from the Wadsworth Avenue Baptist Church for $8 million in August 2015.
The church will be reborn on the lower floors of the new rental building, according to the Commercial Observer, which first reported on the sale of the church and the development rights back in February 2015.
It’s not everyday that you hear of a new ground-up project in this part of Manhattan, though in recent years things have been picking up steam. Aside from Columbia University’s large-scale development in Washington Heights, the neighborhood is also getting a modular rental designed by Karim Rashid, and an 18-story hotel and office building is planned for 2420 Amsterdam Avenue.
Further up north in Inwood, the city officially launched a proposal to rezone the neighborhood earlier this year. If approved, the rezoning could create 1,300 new affordable apartments in the area. In March, the New York Public library announced the redevelopment of its Inwood branch into a 14-story affordable rental building with a three-story library at the base.
