A few months after developer Nexus Building Development Group filed plans to erect a seven-story condo on one of the sites of the 2015 East Village gas explosion, EV Grieve has managed to score the first set of renderings for that project.
Located at 119-121 Second Avenue, the seven-story building will be designed by Morris Adjmi Architects, plans published on Manhattan Community Board 3’s website reveal. The building will have a total of 21 apartments that will come in one through three-bedroom variants, and amenities announced so far include a fitness room, a common terrace, and an outdoor recreation space, among others. There are also plans for retail at the development.
Since this project is located within the East Village/Lower East Side historic district, it needs to go through the city approvals process before it can move forward. The first step on that journey is the Landmarks Committee at Community Board 3, which will hear this proposal on Monday, June 18. The City’s Landmarks Preservation Commission will eventually weigh in as well, but the date for that has yet to be determined.
The Nexus Group purchased the sites at 119 and 121 Second Avenue for $9.15 million last year. The third site that was leveled in the 2015 explosion, at 123 Second Avenue, sold for $6 million in 2016, but there are no development plans for that site yet. Two people died in the 2015 explosion, and the owners of the site are facing manslaughter charges.
