What this petite apartment, located in Gramercy’s landmarked Sage House co-op, lacks in size, it makes up for in style. Though it’s listed as a one-bedroom, it’d be more appropriate to call it an alcove studio or junior one-bed—the bed is lofted, with the living area situated below.

There are actually three levels to the space: The entry is through a small foyer with a closet, which connects to the living area—with a small kitchen, built-ins, and a dining area with a custom banquette—via a spiral staircase. The stairs lead up to the bedroom, which also has a relatively huge closet. (The listing also notes that it’s “ remarkably flexible for alternative future configurations.”)

A loft bed might not be everyone’s cup of tea, but thanks to the upper level’s ceiling height (six feet) and the overall airy feel of the apartment, it’s not as claustrophobic as you might expect. It’s asking $700,000, with maintenance coming in at $1,388/month; Compass’s Mark Griffith has the listing.
