Avenue D gets new luxury rental with prices from $2,800/month

It’s official: Luxury rentals are migrating to Avenue D. (Or, at least, very close to it.) Leasing has just launched at the Niko East Village, a new apartment building by L&M Development, located at 751 East 6th Street. It’s between Avenues C and D, closer to the latter, and is one of the few new rentals and condos that have popped up that far east in Alphabet City.

The 110-unit project has a mix of studios, one-, two-, and three-bedroom apartments, with rents starting at $2,800/month for the smallest units, and going up to around $6,000/month for the largest ones. Those prices may seem high—especially for Avenue D—but they’re comparable the average price of a fancier building in the neighborhood. According to the latest MNS Market Report, a doorman studio in the East Village averages around $2,900/month, and prices go up from there. (There are 28 affordable apartments, a lottery for which launched earlier this year.)

This particular project is on par with those high-end buildings: Apartments have high-end features (quartz countertops, white oak floors, solar shades), and many come with washer/dryer units, Grohe fixtures, and stainless steel appliances. Some of the bigger apartments also have their own terraces.

Amenities include the usual things: common lounges (some of which are outdoor), a fitness center, a live-in super, and a part-time doorman. The best of these perks is the rooftop terrace, which—thanks to the building’s location, close to the river and without many surrounding towers—comes with pretty spectacular views.

The building is just about ready for residents, with two grand opening events on August 18 and 25 for prospective renters.
