The biggest and most expensive of three adjacent townhouses on the Upper East Side, all being sold by developer Joseph Chetrit, has found a buyer. The Wall Street Journal reports that 110 East 76th Street, a 15,000-square-foot whopper of a home, sold for less than its asking price—which was $51 million when it went into contract—but closed in “the low-$40 million range,” making it one of the year’s priciest transactions thus far. (The sale has yet to hit public records.)
The New York Post reports that the buyer may be billionaire businessman and philanthropist David Koch and his wife, Julia, who allegedly paid for the home in cash.
Earlier this year, a mansion once owned by the prominent Wildenstein family sold for $90 million; there have also been other closed condo sales north of the low-$40 million range. Still, there’s a good chance this could end up being one of 2018’s priciest transactions overall.
Chetrit’s original parcel on 76th Street included six townhouses, which the developer then combined and turned into three megamansions. One of the other homes, at 118 East 76th Street, is still listed for $39 million with Douglas Elliman’s Richard Steinberg, J. Roger Erickson, and Noble Black. The third, at 114 East 76th Street, is not yet on the market, according to the WSJ.
As for the one that sold, it has eight bedrooms and 10 bathrooms over seven stories, and though it has been “traditionally designed” (per the brokerbabble), it comes with all mod cons—a home gym, elevator, security room, tons of outdoor space, and the like. (The master suite, at 1,500 square feet, is larger than many New Yorkers’ apartments.)
Earlier this year, the hoi polloi got a peek inside the opulent home when it was used as the canvas for the 2018 Kips Bay Decorator Show House. Per the WSJ, the buyer of the space—who’s hidden behind an LLC, naturally—saw the home while that event was happening and “fell in love,” as one does.
