A triangular lot near the foot of the Brooklyn Bridge will see the rise of a 26-story condo building, YIMBY has learned. The project is being developed by Fortis Property Group, the same developer behind the Long Island College Hospital redevelopment in Cobble Hill.
The site, at 30 Front Street, was the Jehovah’s Witnesses’ last remaining property to sell in Dumbo. The Witnesses have since relocated to their new base in Warwick, New York. Up until now, the irregular shaped lot has been used for parking.
Plans filed with the city’s Department of Buildings list Hill West Architects as the architect on the project. In all, the development will measure just over 250,000 square feet, and stand 270 feet tall. The building will have 74 apartments spread out over approximately 178,000 square feet of space; that indicates an extremely generous average of 2,400 square feet per unit.
Amenities announced so far include a gym, a sauna, a spa, yoga rooms, a residents lounge, bike storage, a swimming pool, a recreation center, and on-site parking. According to YIMBY, the project is located just outside of the Dumbo Historic District, which means the developer won’t need to seek additional approvals from the city’s Landmarks Preservation Commission, in order to move forward.
