A new condo building in South Slope with a healthful bent has hit the market with studios to three bedrooms asking between $530,000 and $1.9 million. The building at 185 18th Street at Fourth Avenue is being developed by Adam America Real Estate with CGI Strategies and features interior design by Paris Forino, whose work includes the Gem Hotel and Galerie LIC.
The 11-story building designed by Isaac & Stern Architects in arctic gray brick includes 73 condos —29 of which have private balconies or terraces—and a handful of health-inspired amenities like a meditation room, an infrared sauna, and a gym with a yoga studio.
The building also comes with more traditional amenities like a library with a fireplace, a private lounge with a billiards table and a screening area, a private dining room with a catering kitchen, and bike and stroller storage. It also has on-site parking with electric car charging stations available for purchase.

The building, which goes by the name Arbor Eighteen, also has three outdoor spaces designed by Steven Yanavian. Those include a landscaped courtyard that serves as the visual centerpiece for the building with bamboo, deciduous trees, and other mixed plantings; a Zen garden with Japanese maple trees and sculptural boulders; and a roof deck with spaces for grilling, cooking, and entertaining alongside birch trees, meadow-inspired grasses, and perennials.

The studio to three-bedroom apartments will have ceiling heights ranging from nine to 11 feet and include custom wide white oak flooring, in-unit washers and dryers, and energy efficient Bosch appliances. Finishes throughout the condos will come in a neutral color palette and include Honed Super Grey Quartzite waterfall countertops and marble mosaic bathroom flooring.
Sales are being handled by Halstead Property Development Marketing’s The Aguayo Team, with move-ins slated for the end of the year.
