The Essex Crossing megaproject on the Lower East Side has hit another construction milestone this week with the topping out of 202 Broome Street, a 14-story office-condo hybrid between Norfolk and Suffolk streets.
The building, which was designed by CetraRuddy, will have a slender tower with 83 apartments rising from a wider base, which will have 175,000 square feet of office space. (The offices will be dubbed Essex Crossing West when the building opens at the end of 2020.) Details on the apartments—such as unit mix and pricing—are scant at the moment, but sales are expected to launch next spring, with a target occupancy date of 2021.
It’ll also be home to a portion of the Market Line, the bazaar that will run across several buildings within the megaproject. The first piece of that expansive space—which will eventually be home to vendors like Veselka, Ample Hills, and Nom Wah—is due to open in November.
The office/condo hybrid on Broome Street is the seventh of nine buildings within the larger Essex Crossing megaproject to reach this milestone. Developer Delancey Street Associates (a collaboration between L & M Development Partners, BFC Partners, Taconic, Prusik Group, and the Goldman Sachs Urban Investment Group) has been moving at a relatively rapid clip since the project’s groundbreaking in 2015, with four buildings now open, three under construction, and two more in their final phases of acquisition. The whole shebang is expected to be finished by 2024.
