Finding a NYC apartment with a private outdoor space (either to rent or buy) is a challenge. But what if you find one, and the outdoor space is almost the same size as its living area? That’s the case for this Yorkville studio which has just listed, asking $425,000.

The 425-square-foot studio with an additional 250-square-foot outdoor space has one bathroom, a closet, a kitchen area, a living room. The five-story building where it’s located, built in 1920, allows only cats and has a laundry room and bike storage. Maintenance charges are $1,115/month.

Located at 203 East 89th Street between Second and Third avenues, the building is mere steps from Ruppert Park and near the neighborhood’s Whole Foods and the AMC Orpheum 7 movie theater. The closest trains are the 4, 5, and 6 at 86th Street.
