Big reveal: $1.495M for a Carroll Gardens duplex with a backyard

The asking price for this week’s Pricespotter apartment is a bit higher than we typically go: The one-bedroom duplex in Carroll Gardens is on the market for $1.495 million.

So did anyone guess the correct asking price? The commenter who came closest was jburr_express, with $1.499 million; but since we play by The Price Is Right rules, the person who came the closest without going over was easternwestern, with $1.275 million.

The apartment is technically a one-bedroom duplex, with the lower level (which doesn’t have a legal bedroom) given over to storage space and, under the current owners, a woodworking studio. The upper level is for the actual living space; there’s a large bedroom, a den, living room/dining room, and a separate kitchen. There are lots of nice details—peep that fireplace mantel in the living room—as well as a ton of storage space.

As an added bonus, it has access to a huge backyard with a deck; on the downside, that means it’s on the first floor, which is a turn-off for some. It’s located at 86 2nd Place in Carroll Gardens, between Court and Clinton streets and close to the F/G at Carroll Street.
