High ceilings? Check. Working fireplace? Check. Outdoor space? Check. Central air? Check. Six-digit price tag? Check! This Bay Ridge apartment just might have it all.

The sunny two-bedroom at 307 72nd Street is on the market for $495,000, a price tag that nets buyers the cute and modestly updated digs along with roof rights that allow for a private outdoor space. The apartment features nine south-facing windows and two skylights that blast the apartment with natural light throughout the day. The living area’s working fireplace is an added bonus.

The apartment’s two bedrooms are split between either end of the unit allowing for some semblance of privacy. The rest is all open concept: the kitchen is divided from the main area by upper cabinets that provide some much-needed storage while still allowing the space to remain relatively open to the rest of the apartment. A loft with a skylight at the far end of the apartment provides added storage and, per the listing with Corcoran, is just the right space for an at-home office.

The apartment is considered a condop, or a co-op apartment in a building with ground-floor retail, meaning the unit is subject to the rules and regulations of a co-op building.
