Private outdoor spaces — balconies, terraces — have always been a coveted feature in New York City apartments; but now, with New Yorkers spending more time at home over the last three months, they have reached a whole new level of desirability.

That’s the main reason why this Kips Bay one-bedroom co-op stood out to us: It has a roomy 253-square-foot private terrace with space for a seating area and views of the East River. Plus, it’s asking $825,000 — well below Manhattan’s $1.7 million median asking price in April.

The recently renovated 19th-floor unit features hardwood floors, large windows, a spacious living area, and beamed ceilings. Conveniences include a dishwasher in the kitchen and common laundry room in the building. Monthlies are hefty, though, at $2,084 per month.
