Welcome back to the Six-Digit Club, where we take a look at a newish-to-market listing priced under $1 million, because nice things sometimes come in small packages. Send nominations to the tip line.
Price: $575,000
Location: Upper West Side, Manhattan
This one-bedroom co-op on the Upper West Side hails from a 15-story prewar at 116 West 72nd Street. The building is within a five-minute walk to a Trader Joe’s, the 1, 2, and 3 trains at Broadway and Amsterdam, the Strawberry Fields corner of Central Park and nearby 72nd Street B and C trains, Levain Bakery, and tons of restaurants (among them Parm, the Ribbon, Zurutto, and Pho Shop).
Specs: 1 bed, 1 bath
Aside from a relatively low asking price and maintenance fee (about $1,000 a month) for the area, the unit itself has plenty of pros. The airy living room features nine-foot ceilings and light flooding in from windows overlooking West 72nd Street. The open kitchen comes updated with a granite-topped island, white cabinetry, stainless-steel appliances, and a tiled backsplash. There are four closets and hardwood floors throughout. The bathroom is a bit inconveniently located at the far end of the bedroom, but it does have newer finishes and a window. The building has a common laundry room in the basement and does not allow pets. Note that there’s a $91.22 a month assessment through December 2022 for exterior improvements.
