<p>A Brooklyn Heights one-bedroom with 15-foot ceilings, a grand prewar two-bedroom in Washington Heights, and more. </p> <p id="rCohz7"><em>As the city reopens and apartments </em><a href="https://www.curbed.com/2020/8/5/21354200/nyc-real-estate-manhattan-home-prices"><em>start to flood the market</em></a><em> again, we’ve taken on the job of carefully hunting through various listings sites, newsletters, and Craigslist to find the best deals out there. A good deal on a rental apartment, of course, can mean very different things for different people. So as we sorted through hundreds of listings, we kept an eye out for places that are worth their asking price, whether that’s an under-$2,000 one-bedroom (that really is a one-bedroom) or a $5,000 three-bedroom duplex with crown moldings, a massive backyard, and an in-unit washer-dryer. </em></p>
<p id="5f156v">We’ve been spotting plenty of handsome apartments at unusually low prices in Williamsburg this week, like a <a href="https://streeteasy.com/building/290-graham-avenue-brooklyn/ph">gut-renovated two-bedroom</a> with a marble-covered, skylit bathroom for $2,500, a <a href="https://www.listingsproject.com/newsletter/2020-10-07/listing/spacious-2-bed-1-bath-corner-unit-in-prime-williamsburg">rent-stabilized corner spot</a> for $2,600, and <a href="https://www.listingsproject.com/newsletter/2020-10-07/listing/light-filled-apartment-with-huge-private-terrace">a place with radiant heat concrete floors</a> for $3,575. As for rental discounts, a bunch appear to be happening uptown and at all sorts of price points, ranging from just a $45 dip at a <a href="https://streeteasy.com/building/433-east-83-street-new_york/3d">studio on East 83rd Street</a> to $550 off at a <a href="https://streeteasy.com/building/the-apthorp/penthouse-k">penthouse at the Apthorp</a>. </p>
<p id="u3OLDu">Our picks are organized by neighborhood in order of ascending price. Didn’t see anything from the neighborhood you’re interested in? We’ll try to include a wide range of locations as new units come up. To keep this list fresh, we’re removing listings that have not been rented after two weeks (and putting an asterisk next to holdovers from the previous week). <h4 id="YNSH97">Bed-Stuy</h4>
<p id="iHlMw0"><a href="https://www.listingsproject.com/newsletter/2020-10-07/listing/bright-airy-quiet-studio-in-classic-bedstuy-brownstone"><strong>$1,800</strong></a><strong>: </strong>Brownstone studio near the Kingston-Throop C train that comes with a ton of period details (like an intricate fireplace mantel, wall moldings, and chandelier), plus a separate (and rather large) kitchen with a red-tile island embedded with appliances. </p>

<p id="Xvcutv"><a href="https://www.listingsproject.com/newsletter/2020-10-07/listing/huge-light-filled-1br-on-beautiful-block"><strong>$2,500</strong></a><strong>: </strong>One-bedroom on the second (and top) floor of a brick townhouse owned by an interior designer and landscape architect, which means some nice black-and-white penny tile, sharp globe lights (no boob lights to be found), and access to a shared veggie and herb garden. </p>
<p id="CFtRBR"><a href="https://www.listingsproject.com/newsletter/2020-10-07/listing/beautiful-3-bedroom-brownstone-apt-with-backyard-access-laundry-in-bldg"><strong>$3,000</strong></a><strong>: </strong>Three bedrooms and one-and-a-half baths in a brownstone overlooking Herbert Von King Park with high ceilings, tall windows, and a custom (almost floor-to-ceiling) wooden bookshelf. </p>
<h4 id="xen3kK">Boerum Hill/Carroll Gardens/Cobble Hill</h4>

<p id="zGb2FE">Large private terraces are not uncommon when looking at penthouse apartments, but few are actually larger than the space itself, as is the case with this penthouse on the Upper West Side. Sitting atop a 12-story Italian Renaissance–style prewar at the corner of 82nd Street and West End Avenue (which brokers <a href="https://www.nytimes.com/2003/02/23/realestate/if-you-re-thinking-living-west-end-avenue-quiet-convenient-diverse-involved.html">call</a> the “Park Avenue of the West Side”), this penthouse unit has 1,400 interior square feet surrounded on all four sides with nearly 3,000 square feet of terrace. </p>
<p id="MNl7Tr">On the market for the first time in 26 years, the apartment was originally several maids’ quarters that were combined into one unit by the previous owner, resulting in a somewhat unusual layout. A private elevator entrance opens to a gallery with built-in shelves flanking steps up to the dramatic solarium, which is currently used as a dining room but can be turned into an extremely “indoor-outdoor” bedroom (hence the two-bedroom claim in the listing). The main bedroom, a narrow wing to the left of the gallery, is lined with windows, including two small ones in the en suite bathroom. On the other end is the open kitchen (with a peninsula and protruding windows overlooking the terrace) and living room, plus another bathroom. Hardwood floors, recessed lighting, and central air run throughout the space. </p>
<p id="nVYE6B">All rooms have access to the wraparound terrace, including two sets of sliding doors in the solarium. <p id="HU7d4G">After architect Matthew Schnepf and enterprise designer Munawar Ahmed purchased this prewar third-floor apartment at <a href="https://goo.gl/maps/q3DK1ViGeDxxE55q9">234 West 21st Street</a> in 2007, they spent a year renovating the space down to a level of detail that really only happens when designers work on their own homes. The revamp included eye-catching features like ruby-red kitchen cabinets, bamboo panels in the hallway, and unglazed porcelain penny tile in the bathroom, in addition to some that were more subtle and meant to ease day-to-day life, like dimmable lights, hidden storage, concealed power outlets, and acoustic floors and ceilings.</p>
<p id="TaQ7uv">An entrance hallway with sliding bamboo doors leads to two bedrooms and a bathroom. Then comes the open kitchen, dining area, and living room, an unusually large space (to make it possible, they knocked down walls and installed structural beams) that the couple says is big enough to host 40 guests. Lit by three street-facing windows, this living area has a wall of white-painted brick on one side and a wall of custom shelving with adjustable brackets and built-in bookends on the other. Those bookshelves, plus the custom walnut cabinet under the windows and the Danish pendant light over the dining table, are included in the sale. In the kitchen, there are marble countertops, stainless-steel appliances from Sub-Zero, Miele, and Electrolux, as well as overhead lighting and undercounter task lighting. </p>
<p id="ChhxMk">When it came to selling their home of 12 years, the couple, whose <a href="https://www.curbed.com/2020/5/4/21244422/wassaic-new-york-home-tour-matthew-schnepf">playful upstate retreat</a> we featured in May, is once again going for everything bespoke. They’ve listed the apartment without a broker and created a website detailing how they’ve designed and used each part of the home, including plenty of close-up shots of various fixtures and finishes. <p>And a splash of pink </p> <p class="p--has-dropcap p-large-text" id="hs0XQa">An old farmhouse, not too close to the road, in upstate New York: These were some of the things on the checklist when Manhattan-based couple Valentina Akerman and Joe Bradley set out to find their perfect vacation retreat. After spending what felt like every weekend for a year looking at a million houses upstate, they found their dream home—and it wasn’t upstate at all. It was a block away from the beach in the East Hampton hamlet of Amagansett. </p>
<p id="nqUMmn">It all happened very quickly. Bradley, an artist, had a show in Amagansett, and Akerman, with their 4-week-old newborn in tow, went along. At one point, Akerman found a local house for sale online and thought, “Oh my god, this is incredible.” The family went to see it that weekend, loved it, and bought it that same month.</p>
<p id="H0yCex">Although the circa-1972 home was in great disrepair—“it was not the house [people] want to buy when they buy in the Hamptons,” says Akerman—it had a strong architectural pedigree. The Snell House, named for the original family that lived there, was designed by <a href="https://www.nytimes.com/1996/06/11/arts/frank-israel-architect-inspired-by-california-is-dead-at-50.html">Franklin D. Israel</a>, a Frank Gehry mentee who would go on to build his career in Los Angeles designing private residences and offices for film production companies (plus sets for movies like <em>Star Trek: The Motion Picture</em>) that advanced the region’s distinctive postmodern flourish. This Hamptons beach house was Israel’s first commission, and it was precisely its design “naivete” that appealed to Akerman, who had trained and worked in architecture for many years. </p>

<p id="NGOvVA">“It is the house of a young architect... but it has some grand gestures,” says Akerman. She’s talking about two big square shapes in the floor plan that play off each other to define the rooms of the house, as well as the way the fireplace and kitchen counter are positioned to divide up the space. And then there are the ambitious, massive windows on the second floor, which are framed to immerse inhabitants in the sky à la a James Turrell Skyspace. “There was a lot of beauty and a lot of purity in [Israel’s] approach,” she says. </p>
<p id="rQ51tn">At the same time, the house needed some big changes, and the couple enlisted a trusted family friend, local architect Jeni Erbes-Chan of <a href="https://www.wythestudios-architects.com/">Wythe Studios Architects</a>, for the job. The brief? To preserve the architectural integrity of the space as much as possible, but make it more contemporary, more “user-friendly.”</p>
<p id="GpIsaH">The renovation list was long, starting from basics like thickening the walls and redoing the exterior from plywood board and batten to vernacular cedar cladding that had been treated to a silvery gray. Interior changes focused on the layout and lighting experience. The ground floor originally had a public half and a private half in what Erbes-Chan called a “warren of tiny rooms,” a section that she knocked out to create a cohesive open plan. </p>

<p id="F0ew2f">She also focused on bringing in more natural light and continuing the “logic and rhythm” of existing windows with additional windows and skylights. “Regardless of where you are in the house, you had views to the outside,” says Erbes-Chan.</p>
<p id="tlJ48H">When it comes to interior decor, it might seem surprising that a designer and artist’s house is all blank walls. “For me that was really just enough,” says Akerman. “Joe, too, he was very emphatic, he didn’t want to have anything there. I was like, ‘Can we just do drawings, maybe?’ and he was like, ‘No, no, no, let’s just be in a space that feels very Zen and very quiet.” (The family’s place in the city has art on the walls and “things everywhere.”)</p>

<p id="fRafit">“We wanted [this home] to be really empty in a sense, but very comfortable,” she says. That’s why, for example, they went with a big, cozy white couch that was modern enough but didn’t overpower, and that was clean both visually and through its eco-friendly materials. </p>
<p id="mEJMWH">“I just love the sparse quality of [the space] and how the light bounces off every single surface,” Akerman says. “We wanted that to be the show.”</p>
<p id="2iO8d1">Still, the house has a few “louder” moments, like the <a href="https://www.curbed.com/2018/6/13/17453292/terrazzo-flooring-huguet-diespeker-marmoreal">whimsical terrazzo surfaces</a> in the kitchen and on the custom-designed dining table. The material, called Marmoreal, is a wonderfully graphic engineered marble from British designer Max Lamb, and Akerman was intent on having it after coming across it in her travels. </p>

<p id="LCVxdD">“At the time when we were looking at [Marmoreal], there wasn’t any way to look at samples in person, so it was a leap of faith to specify that,” Erbes-Chan says. “The colors in real life are much more muted and subtle than what you see on the computer screen, and it worked really well with the red oak kitchen.”</p>
<p id="omypRK">The dreamy pink bathroom upstairs, on the other hand, involved more trial and error. It started out as a quest for a material with the right look, feel, and durability for a vacation home. Akerman was originally interested in terra cotta, but that turned out rather lifeless in person. Erbes-Chan says they also looked into tadelakt, a waterproof plaster, before coming across the beautiful blush cement tiles. </p>

<p id="HFHqgO">“Oh I love [the pink bathroom],” says Akerman. “I’m from Latin America, so I wanted something very earthy...I wanted it to be warm. [The color] reminds me of Luis Barragán and Mexican architecture that uses pink so well as a neutral.” </p>
<p id="D29Woa">Since renovations completed two years ago, the family has spent summers in the house and returned on weekends through the winter.</p>

<p id="xtR4OF">“We spend a lot of time in front of the fire in the winter, just lounging,” says Akerman. “We love the terraces in the summertime, because it’s so private. You can sunbathe naked on the upstairs terrace... on the downstairs terrace, we do a lot of outdoor eating and cooking. In the fall, we always make crafting projects outside.”</p>
<p class="c-end-para" id="JMaqJ0">Last year, the family did a lot of planting to better hide the home from plain view, which they’ve wanted to do for a while. The only other thing Akerman would add? A Japanese soaking tub.</p>

<p><strong>Leslie Jones</strong> is on a roll: on top of a promotion to the main cast of <em>Saturday Night Live</em> and scoring a starring role in the upcoming <em>Ghostbusters</em> reboot, the comedian now also has a fabulously revamped NYC apartment to go home to. Like many of us, Jones felt like she was running out of space. Her Harlem apartment was just an overwhelming jumble of <em>stuff</em>, and finding a bigger pad seemed like the only way to go. As you can see in the photo above, the microwave there is tucked nicely beneath the counters, making way for a very clean, polished kitchen when viewed from normal height. <p>Forgive us for taking it to the loo two weeks in a row on <a href="http://curbed.com/tags/weekly-decor-rant">Weekly Decor Rant</a> but one issue in the <a href="http://curbed.com/archives/2016/01/20/bathroom-design-ideas.php">controversial realm of bathroom design</a> that drew particularly strong feelings from Curbed readers and editors alike was the <strong>water closet</strong>. Yep, that means a separate room with a toilet built into a larger bathroom containing the rest of the good stuff—a "toilet room," if you will. </p>
<p> Sure, cramped urban dwellers with tiny apartments can't even fathom entertaining the scheme, which is more common in older British houses than homes stateside. But that hasn't stopped many from coveting such a setup, especially those living with partners. </p>

<p>Oh bathrooms: they are the best of rooms, they are the worst of rooms. When it comes to interior design and decor, bathrooms can bring a lot of <strong>fun</strong> (they're great places to try out <a href="http://curbed.com/archives/2016/01/15/marble-kitchen-bathroom-marmoreal.php">unexpected materials</a> or <a href="http://curbed.com/archives/2016/01/08/beautiful-apartment-interior-decor.php">graphic tiles</a>, for example), but also a lot of stress (they're often small, damp, and well, the part of the house no one wants to clean.) They're personal, intimate spaces <strong>where habits and preferences are born and ingrained</strong>, and where, not too surprisingly then, even the smallest things can tick us off. Take for the example, the <strong>freestanding bathtub</strong> (okay, this is actually a rather big thing, but stay with us here.)</p>
