15 new developments transforming Jamaica, Queens

A development boom is happening in Jamaica and it’s resulting in major changes to the neighborhood as we know it

After years of speculation, false starts, and stalled projects, it might finally be safe to say that Jamaica, Queens is having its moment. In 2016, Governor Andrew Cuomo awarded $10 million to the neighborhood that could be used toward initiatives that would kick-start economic development and long-awaited projects like The Crossing at Jamaica Station and several other high-rise towers are now making swift progress.

High-rise residential buildings aren’t the only thing that’s taking shape throughout Jamaica. A few new hotels are in the pipeline, along with a few smaller mixed-use developments, many helmed by lesser-known developers and architects.

And so, we have compiled a list of new developments happening in Jamaica, Queens right now. If we missed any, let us know in the comments below.

130-29 90th Avenue

Prolific Queens developer George Xu is bringing a 90-apartment building to a site formerly occupied by two-family houses. The nine-story building will measure nearly 70,000 square feet and have both market rate and affordable units. Xu told The Real Deal in September that the firm, who’s also designing the building, would start construction as soon as the city approved the plans.

143-18 Liberty Avenue

A car dealership on the corner of Liberty Avenue and Pinegrove Street is being replaced by a six-story, mixed-use building that become home to a 76-room hotel along with 12 apartments. Per New York YIMBY, the building is being developed by Arvinder Singh and Manish Savani Architect will be helming its design.

148-18 Hillside Avenue

An 80-apartment mixed-use building is poised to sprout from the former site of Arm Auto Body. Plans for the nine-story building were filed by an anonymous LLC in October, YIMBY reported. The building will include ground-floor parking and retail.

Two buildings are being constructed right next to each other at the intersection of Sutphin Boulevard and Archer Avenue, right across from the AirTrain terminal. BRP Companies is developing two towers that will both be designed by FXFOWLE. One will rise 14 stories while the second will rise 26 stories and combined, the building will bring a total of 669 apartments along with retail space and 187 parking spaces.

Melamed Architect is bringing a 27-apartment building to the former site of a single-family house. Construction is expected to wrap in 2019, according to New York YIMBY.

A huge 26-story residential development is replacing a low-rise commercial building just a few blocks away from the AirTrain. The project is being developed by Artimus Construction and will be fully affordable with 379 studios, one-, and two-bedroom rentals. Back in November of last year, the affordable lottery launched on all 379 apartments but the deadline to apply was January 2.

The Chetrit Group is working on redeveloping the site where the Mary Immaculate Hospital once stood into a four-building residential complex with 324 apartments.

A vacant lot is poised to give rise to an seven-story building with 17 apartments. The building, designed by Angelo + Anthony Ng Architects Studio P.C. and developed by Zara Realty Holding Corp, will also have a nine-car parking garage on the first floor.

Developer Jianfei Chen has submitted plans to the city to construct a seven-story residential building with 51 apartments on this vacant lot. According to The Real Deal, Chen is planning on designing the project himself and right now it is unclear whether the project will be affordable or market-rate.

92-32 Union Hall Street

Back in June 2016, the owner of a six-story office building on the corner of Union Hall Street and Archer Avenue filed plans with the Department of Buildings to convert the space into a 110-room hotel with retail on the ground floor, reports TRD.

89-50 164th Street

A parking lot owned by the First Presbyterian Church of Jamaica will give way to a new residential building that will offer 177 affordable rentals. The building will rise 12 stories and offer a 63-car garage, a 9,261-square-foot community center, and 14,616 square feet of commercial space. The project is slated to wrap up by early summer 2018.

90-02 168th Street

BRP Companies and Wharton Properties have partnered to purchase an open-air parking lot at 90-02 168th Street and redevelop it into a mixed-use project with more than 300 apartments and 70,000 square feet of retail. Developers will honor the Greater Jamaica Development Corporation’s request to set aside a small portion of residences for artists while the rest of the apartments to cater to a mix of different income levels.

92-61 165th Street

The Arker Companies and Slate Property Group-developed building at 92-61 165th Street should be ready to open any day now. The 14-story, 89-unit building topped out in late 2016 and was scheduled for completion in 2017. Aufgang Architects is behind the design and has reserved 7,234 square feet for commercial and retail space.

A 206-room Holiday Inn Express is set to replace a car wash  located at 165-20 Archer Avenue. TRD reports that hotel developer Manny Chadha is behind the project and construction is anticipated to begin early 2018.

92-23 168th Street

Plans for a 400-apartment, 23-story tower were filed in August by Omni New York, the development company co-founded by former New York Mets first basemen Mo Vaughn. The plans call for a mixed-use project with 389 affordable apartments, 61,000 square feet of retail, and 19,000 square feet of community space. The development is the result of an RFP by the Economic Development Corporation for the city-owned property. The building will rise on the site of a two-story parking garage used by the NYPD and a vacant office building.
