A comprehensive guide to New York City's affordable housing lotteries

Affordable apartments certainly aren't easy to come by in New York City, but there's at least one source for those looking for less expensive housing: NYC Housing Connect, the city's one-stop-shop for all of the different affordable units (some in all-affordable buildings, others in luxury ones) coming onto the market. The site is updated regularly with new listings, and here, we've compiled all of the lotteries that are currently open to New Yorkers.

As with all things, though, there are caveats: applicants must make a certain percentage of the area median income (AMI); and, unsurprisingly, as more people search for affordable units, the number of applicants in these lotteries grows. But hey, it's still worth a shot. We'll update this map continuously, so be sure to tip us if you see a development that hasn't made it onto the list yet.

363 Bond Street

The Gowanus Canal-facing rental at 363 Bond Street has 54 affordable apartments up for grabs that range in size from studios through two-bedrooms. Prices range from $833/month for a studio to $1,1082/month for a two-bedroom. Tenants will have access to a whole host of amenities like a waterfront esplanade, interior courtyard, and for an additional fee they can gain access to the pool, deck, storage rooms, and barbecue grills. The lottery for 363 Bond will be open through May 19.

603 Mother Gaston Boulevard

In Brownsville, 25 newly constructed affordable and supportive units are accepting applications until May 24. One bedrooms are renting for $876/month for individuals earning between $31,989 to $38,100 or for two people earning up to $43,500. There are five two-bedroom apartments that will go for $1,058/month with qualified annual incomes set between $38,263 for two people and maxing out $58,360 for a family of five.

221 West 29th Street

Since 2014, a 15-story rental building designed by Goldstein, Hill & Wet has been in the works to replace a former parking lot at 221 West 29th Street. The project is offering up 19 of its apartments as affordable housing, with a mix of studios renting for $833/month, one-bedrooms going for $895, and two-bedrooms going for $1,082. Eligible annual household incomes range from $30,446 for an individual up to $57,240 for a family of four.The deadline to apply is May 25.

405 East 160th Street

A low-rise building along East 160th Street is offering eight of its apartments as affording housing. There are four one-bedrooms renting for $1,348 for individuals earning between $46,218 to $53,440 or up to $61,120 for two people. Additionally, four two-bedroom apartments are going for $1,521 for two people earning $52,149 or a family of four earning up to $76,320. Deadline to apply is June 1.

The Saint Marks Apartments

As the conversion of Bushwick’s historic St. Mark’s Evangelical Lutheran Church into rentals nears completion, the lottery for its 20 affordable apartments will be accepting applications until June 9. The affordable units start at $822 for a studio (for an individual making between $28,183-$38,100 annually) and go up to $1,071 per month for a two-bedroom for people making between $36,720 and $54,360.

321 East 60th Street

A fully-affordable, eight-story building right next to the Manhattan-side exit on the Queensboro Bridge is now offering up its rentals from $1,254 per month. Prospective tenants can apply for the building’s 20 one- and two-bedroom apartments.There are a total of six one-bedrooms renting for $1,254 per month, open to individuals making between $44,949-$50,800, and for a two-person household earning between $44,949 to $58,000 annually.The rest of the apartments here are two-bedrooms and are being offered to families of two, three, and four people for incomes that range from $53,795-$72,480. The affordable housing lottery for 175 Delancey Street, also known as Site 6, is "a href="https://a806-housingconnect.nyc.gov/nyclottery/AdvertisementPdf/347.pdf">open, with apartments available for seniors who meet the eligibility requirements. The Dattner Architects-designed buildings 99 one-bedroom units, available to those making between 30 and 90 percent of the area median income, with the largest numbers for those making 40 to 60 percent of the AMI: there are 20 apartments, which will rent for $558/month, available for the former, and 55 apartments going for $882/month for the latter.

Fifty one-, two-, and three-bedroom apartments at 1561 Walton Avenue in the Bronx are accepting applications for prospective tenants earning between 40 and 60 percent of the area median income. Individuals earning between $26,640 and $33,400 can rent a one-bedroom for $558 while a three-bedroom can be renting for $1,224 for a family of six earning between $62,229 to $ 88,560. Applications are being accepted until July 3.
