30+ developments transforming New Jersey's Hudson River waterfront

The Garden State is in the midst of a veritable building boom

With all the activity happening along the Manhattan side of the Hudson River—the World Trade Center, Hudson Yards, and the like—it can be easy to forget that there's a slew of construction projects happening on the other side of the water.

But there is, in fact, a veritable building boom in New Jersey right now, particularly the stretch along the waterfront between Fort Lee (to the north) and Bayonne (on the southern end). The developments going up run the gamut from small rental buildings to the state's soon-to-be-tallest skyscraper, and each will have a part in transforming the state in the next few years. Here, we've mapped more than 30 of those projects; if we've left any out, let us know in the comments.

The Modern

The Modern is a game-changer for the Palisades, with its glass exterior rising above everything else in Fort Lee. Developed by SJP Properties, the 47-story, 496-foot-tall, 450-unit rental building opened in 2014.

The Modern II

A twin of its northerly neighbor, The Modern II will also be 47 stories tall and house 450 rental units. Developed by SJP Properties, it is due to open its doors in 2018.

Hudson Lights

Located across the street from The Modern, Hudson Lights is the other development remaking downtown Fort Lee. The mixed-use complex will be home to 276 luxury rentals, an iPic Theaters cinema, a CVS, restaurants, and more. Tucker Development, Ares Management, and the Kushner Real Estate Group are the developers. The first phase is slated to open sometime this fall, but the cinema and its City Perch restaurant are already open.

The Avenue Collection

The Avenue Collection includes both 1000 Avenue at Port Imperial and 1200 Avenue at Port Imperial. Developed by Lennar Urban, the two buildings have a combined 177 luxury condominiums, and 1000 is already sold out. Prices at 1200 range from $799,000 to $3.925 million.

Developed by LandSea, Avora features 184 condominiums just steps from the Port Imperial NY Waterway ferry terminal. Sales are set to launch in fall 2016.

70 Columbus

Developed by Ironstate Development Company and Panepinto Properties, 50-story-tall 70 Columbus features 545 luxury apartments. Amenities include a 60,000-square-foot landscaped roof deck and a 30,000-square-foot base gym. A market is coming. Leasing launched in November of 2015.

90 Columbus

90 Columbus, a sister tower to 70 Columbus, will also be 50 stories tall. Also developed by Ironstate Development Company and Panepinto Properties, it will have 539 rental apartments. The groundbreaking happened in 2016, but the expected completion date isn't until 2018.

Journal Squared Tower 1

The Journal Squared mega-development's first tower was completed in 2016. Developed by KRE Group and National Real Estate Advisors, the 53-story building has 536 rental apartments and 20,000 square feet of indoor and outdoor amenities. Leasing is expected to begin by the end of the year.

33 Park Avenue

Developed by Fisher Development Associates, this 510-foot building will have 448 luxury rentals, and will be joined by a second building, bringing the total units to 900. Also in the works is a host of amenities (including, per the press materials, "a state-of-the-art health club, outdoor zero entry swimming pool, indoor and outdoor screening areas, a full-size sports court, and more") and a 267-room Marriott hotel. The first building is expected to be complete in 2017.

Cast Iron Lofts II

Developed by the Manhattan Building Company, the 27-story industrial-inspired rental building features 232 one-, two-, and three-bedroom loft-style residences with some of the largest floor plans in Hudson County. Among the amenities is a 17,000-square-foot roof deck with a heated pool, outdoor shower, gas BBQ grills, and fire pits. It opened in March 2016.

25 Senate Place

Developed by Senate Place Urban Renewal, 25 Senate Place features 265 rental residences. Leasing launched in December of 2015, and there are some apartments left asking between $1,975 and $3,150 per month.

Embankment House

Developed by Newport Associates Development Company, Embankment House features studios, along with one-, two-, and three-bedroom residences, ranging in size from 510 square feet to 1,280 square feet. Offering views of Hamilton Park, the six-story building was developed 12 feet above a stone embankment formerly used by railroad cars operated by the Erie Railroad. It opened in June 2016.

Developed by Bijou Properties and Intercontinental Real Estate Corporation, this 11-story building features 135 rental residences. The developers are helping build an adjacent 7,000-square-foot park. It opened in January 2016.

SilkLofts

Created in the century-old former Maidenform factory, there are 85 "Brooklyn-style loft apartments." The developer is SilkLofts LLC and it opened in January 2014; it's currently 90 percent occupied, but the remaining apartments are going for $1,500 to $3,400 per month.

The Duchess

Developed by the Post Brothers, the three-towered Duchess occupies a relatively short stretch of River Road that is in North Bergen. It will have a host of amenities, including a heated saltwater pool, and the interiors were designed by Paris Forino. It's slated to be complete by the end of 2016, possibly months earlier.

Harlow Hoboken

Developed by Advance Realty, Harlow Hoboken will feature 140 apartments ranging from studios to three-bedrooms. Completion is slated for fall of 2016.

The Baker Building

Developed by Point Capital Development and Fields Construction Company, and designed by C+C Architecture with Urban Design Workshop, the Baker Building sits on the former site of the Baker Paint and Varnish Company. It features a studio (yup, just one) and then units ranging up to three bedrooms. It opened in August of 2016.

Modera Lofts

Developed by Mill Creek, Modera Lofts is an adaptive reuse of the former Butler Brothers warehouse, located in Jersey City's Powerhouse Arts District. It features 366 residences ranging from one- to two-bedrooms, with 12-foot ceilings. It opened in April of 2016.

The Beacon

The Beacon is a complex of six buildings (with names like Orpheum, Mercury, Paramount, and Tower), some of which rise as high as 23 stories. Residential units total 1,155 and there is also the 45,000-square-foot Overlook Park, which has a dog run, a playground, grills, and more. Building & Land Technology is the developer and the final two buildings, dubbed Criterion and Hague, were completed in 2016.

18 Park

Developed by Ironstate Development Company and The KRE Group, 18 Park features 422 residences in an 11-story building. It's next to the Marin Boulevard Hudson-Bergen Light Rail station and across the Morris Canal Basin from Liberty State Park. It opened in July of 2014 and was fully leased by January of 2015.

Park + Garden

Developed by Bijou Properties, Park + Garden has 212 rental apartments ranging from one- to three-bedrooms. Marchetto Higgins Stieve designed the two-towered project. It opened in August of 2015 and is now fully leased.

Twenty50

Developed by BNE Real Estate Group, Twenty50 has 194 rental units billed as "condo-style" and ranging from one- to two-bedrooms. It sits just down the hill from the entrance ramp to the George Washington Bridge, which is also where the inbound bus stop is. It opened in 2013 and there is currently limited availability.

30 Journal Square

One Journal Square

Developed by Kushner Companies and designed by Woods Bagot, One Journal Square will include a 56-story tower and a 79-story tower. Between the two, there will be 1,725 residential units. The first phase—the 56-story tower—is supposed to be done in 2018.

99 Hudson Street

Developed by China Overseas America, Inc., this should be the tallest building in the state, rising 79 stories to 900 feet. It will be home to 781 residential units, and located only about a block from the Hudson River. The groundbreaking took place in early 2016, and it's on track for a 2018 completion, with an opening date of 2019.

Ellipse

Developed by the LeFrak Organization and designed by Arquitectonica, Ellipse doesn't actually have an address yet, but is at the eastern end of 14th Street in Jersey City. The 43-story, 444-foot-tall building will have 376 rental units. Construction began in 2015, with an anticipated completion date of 2017.

Hudson Exchange West

New Jersey gets its very own Hudson Yards-esque with the 11-acre Hudson Exchange West megaproject. The first building—at 35 stories and 421 units—has topped out at 430 Marin Boulevard. Forest City Ratner is the developer and that first building is slated for 2017 completion.

Marin Residences

Kushner Real Estate Group and Claremont Properties are developing the Marin Residences. There will be 397 units in this 17-story building, designed by HWKN Architects. Completion is slated for late 2017.

The Morgan at Provost Square

Developed by Toll Brothers City Living, this high-rise in downtown Jersey City is the first of three planned buildings in a complex called Provost Square. It features 417 rentals, ranging from studios to three-bedrooms. Amenities include outdoor grills, outdoor seating, outdoor pool, a fitness center, lounge, and a pub complete with Ms. Pac-Man tables. It opened in 2015 and is 95 percent leased.

1400 Hudson

Developed by Toll Brothers City Living and designed Dewitt Tishman, 1400 Hudson is a 12-story, 236-unit condo building. It is located just steps from the Hudson River. It is already over 50 percent sold and residents are expected to move in in early 2017.

1100 Maxwell Place

Developed by Toll Brothers City Living, this 12-story building was designed by SLCE Architects and features interiors by Stephen Alton. There are nine-foot ceilings inside and a pool and hot tub outside. There are 210 condos, ranging from studios to three-bedrooms. Closings began in 2014 and it is just about full.
