Spring is here, which can only mean one thing: New York City’s real estate market is about to pick up, and quickly.

And of course, that can only mean one thing for real estate gawkers: it's time to look at the many, many, many apartments that will be hitting the market in the next few months. Across more than a dozen developments, there are starchitect-designed buildings and long-awaited launches, along with under-the-radar outer-borough projects.

One Essex Crossing

The second condo development at the Essex Crossing megaproject is this building designed by CetraRuddy, will stand on the corner of Broome and Norfolk streets. There will be just 83 condos, most of which will be one- and two-bedrooms, with studios and larger apartments (including penthouses) thrown in as well. When residents move in in 2021, they’ll also have access to a spate of plush amenities, including what the website says will be a “verdant elevated garden”; many of the units themselves also have balconies. Its lower level will also be devoted to the Market Line, the massive food bazaar that opened earlier this year. Prices start at $975,000, and Corcoran Sunshine Marketing Group is handling sales.

There will be just 26 studio to two-bedroom apartments in this new condo, located on 12th Street between Avenues A and B. The building, designed by Bluarch and developed by Delshah Capital, will also have amenities like a virtual doorman and a landscaped roof deck. Prices will start at $770,00 when sales launch this spring; the Milano Rambarran Team at Halstead will handle those.

124 West 16th Street

Just 15 apartments are up for grabs at the building rising at 124 West 16th Street, to be designed by David Howell of DHD Architecture and Interior Design. The project stirred up controversy in the neighborhood a few years ago, when developer Grid Group (previously known as Einhorn) purchased air rights from a neighboring church in order to build a taller structure. The 11-story building will have three- to five-bedroom apartments, along with one duplex penthouse; prices will start at a whopping $3.8 million, and Nicole Hechter and Masayo Hashimoto of the Corcoran Group are handling sales, which launched in February.

In Kips Bay, Forkosh Development has been working on a 20-story condo that replaced three low-rise buildings. The new development, known as Hillrose28, will have 43 apartments with interiors by Andres Escobar of Lemay + Escobar. Those units will come in one-, two-, and three-bedroom variants, although pricing has yet to be revealed. Sales, which are being handled by Corcoran Sunshine Marketing Group, will launch sometime this fall.

The latest project by HAP Investment is this Chelsea condo, which will have just 87 apartments over its 20 stories. The building has been in the works for several years now, but sales—being handled by Douglas Elliman Development Marketing—are finally set to launch this spring. The apartments will be in one- to four-bedroom configurations, with interiors designed by DXA Studio (which also designed the building itself). Amenities include a “wellness studio,” roof garden, a private library, and more.

Williams NY

This 35-story condo rising on Third Avenue in Kips Bay will have just 100 apartments with interiors by Paris Forino, whose fingerprints can be found on any number of new developments throughout the city these days. Minrav Development is behind the project, which will have studios, one-, two-, and three-bedroom units, along with amenities like a fitness center and a “zen den.” Prices start at $829,000, and Halstead Development Marketing is handling sales, which are due to launch this spring.

The West

Dutch firm Concrete designed this sleek Hell’s Kitchen condo, which will launch sales on its 219 apartments sometime this spring. The building—a collaboration between CB Developers, SK Development and Ironstate Development—has units available in studio to three-bedroom configurations, with the least expensive apartments starting at $850,000. It also has the usual high-end amenities, including rooftop pool deck, a gym, a dog run, a children’s playroom, and a communal kitchen that’s called … Hell’s Kitchen. (Womp womp.) The Marketing Directors will handle sales.

The Towers at the Waldorf Astoria

Three years after closing its doors for its transformation, the iconic Waldorf-Astoria Hotel has launched sales for its much anticipated condos. The renovation project, which has been in the works since 2014, is being developed by Dajia Insurance Group and designed by Skidmore, Owings & Merrill. The 375 new apartments will range from studios starting at $1.7 million to four-bedrooms starting at $18.5 million. Interiors were designed by Jean-Louis Deniot and include features that allude to the building’s Art Deco style: tile mosaics with a pattern inspired by the hotel, antique bronze hardware, herringbone floors, and vanities with polished marble countertops. Some of the units also come with private terraces. Douglas Elliman Development Marketing is handling sales, and move-ins are expected by 2022.

The ultraluxury conversion of Midtown’s historic Crown Building into an Aman-branded condo-hotel hybrid continues apace, with sales on the project’s 22 opulent apartments due to launch this spring. (A few penthouses recently hit the market, and the developer, OKO Group, claims that half of the apartments have already found buyers.) Amenities include several private clubs and restaurants (including a private jazz club, apparently), a 25,000-square-foot spa, and a “sky lobby” that has a wraparound terrace. Sales are being handled by Aman’s in-house team, along with a team of Douglas Elliman power brokers (Roger Erickson, Noble Black, Raphael De Niro and Richard Steinberg).

There are only seven condos in this Hell’s Kitchen building, located on 52nd Street between Ninth and Tenth avenues. Each two-bedroom apartment occupies a full floor, and will have their own private elevator landing and a terrace. Prices start at $1.85 million, and the Aguayo Team at Halstead Development Marketing is handling sales.

Robert A.M. Stern Architects is designing this Upper East Side condo, and unsurprisingly, it’s a bit of a throwback; despite being a new, ground-up building, the design is classic Stern, with a limestone facade, arched windows, and other elements that recall the grand old buildings that line the neighborhood’s more posh thoroughfares. The project, developed by Midwood Investment & Development and EJS Group, will have just 25 apartments with interiors designed by Robert Couturier. Pricing for those units has yet to be revealed, but it’s a safe bet that they will be on the pricy side. Alexa Lambert of Compass Development is handling sales.

Hayes Davidson

A new condo will bring just 21 apartments to the easternmost edges of the Upper East Side (the building is located on East 90th Street near York Avenue). The units will be a mix of one- to three-bedrooms, with three full-floor penthouses also on offer. Pricing will begin from $1.25 million, and Halstead Development Marketing will handle sales.

Paris Forino is also on the interiors for this Harlem condo building, rising on the corner of 122nd Street and Frederick Douglass Boulevard. It’s the latest development from Happy Living, which is behind many projects in Brooklyn; the firm tapped Isaac & Stern to design the building itself. Its 170 apartments will be available in studio, one-, two-, three-, and four-bedroom configurations, and it’ll have a lengthy list of amenities for residents, including a sauna, children’s playroom, fitness center, roof terrace, and valet parking. Pricing has yet to be released, but when sales launch this spring they’ll be handled by Douglas Elliman Development Marketing.

Located at the northeast corner of Morningside Park, this new condo will have just 23 one- to four-bedroom apartments, starting at $770,000. The building, designed by Aufgang Architects and developed by Azimuth Development Group, is rising on land once occupied by St. Luke’s Baptist Church; the developer and congregation reached a deal for the land in 2014, but the church sued the developer in 2019, claiming that the deal was “wrought with fraud, misrepresentations and misconduct.” Nevertheless, the project has moved forward, with sales—being handled by Halstead Development Marketing—due to launch this spring.

A former Kentucky Fried Chicken on Brooklyn’s Fourth Avenue is in the process of becoming a 12-story condo building, with 104 apartments and 15,000 square feet of amenities. Developer Level One Holdings tapped Isaac & Stern as the architect of record, while INC Architecture & Design is handling the design and interiors. Apartments will be available in studio to four-bedroom configurations when sales launch in June.

DXA Studio is designing both the exterior and interiors of this 12-story condo rising on the corner of Fourth Avenue and Garfield Place in Brooklyn. The project, developed by New Empire Real Estate, will have just 33 one- to four-bedroom apartments; it combines a new, ground-up building with a penthouse addition that’s been plopped on top of an adjacent three-story building. Prices will start at $699,000 for the cheapest apartments, and the Aguayo Team at Halstead Development Marketing is handling sales.

This small condo building is rising a block south of the Prospect Expressway in Brooklyn, on the corner of Fifth Avenue and 18th Street. Developed by Eagle Development Corp and designed by  Tom Winter Architect, the project will have just 20 apartments, in one-, two-, and three-bedroom configurations. Amenities include a pet spa and storage. The Aguayo Team at Halstead Development Marketing is handling sales.
